





Damac Towers (Aykon)
Description
Damac Towers (formerly known as Aykon London One) is a 50-storey residential development in Nine Elms, London.
It includes an adjacent 24-storey tower linked by a sky bridge and sits on a 3-level basement.
The scope included all RC elements, bulk excavation and unique temporary works with the superstructure slabs being PT. The project has a floor area of 570,000 sq ft (53,000m2) and generated 27,000m3 of concrete, 4,200t of reinforcement and 20,000m3 of excavation and disposal.
The top down method was used to start the superstructure early and also to mitigate the risk of ground movement of the Network Rail viaduct that is 3m from the basement. A bespoke temporary steel ‘launch grillage’ was installed under the core for this purpose.
Byrne Bros was contracted (initially direct to the Client under a PCSA) to undertake the entire top down temporary works design. Permanent plunge columns were sized to fit within the fixed basement columns/piles.
Mid-way up the building the footprint increased by up to 3m on several elevations. Our in-house temporary works department designed this cantilevering falsework using material that we own.
Early engagement with Network Rail and the Structural Engineer regarding the top down design were key to achieving the programme whilst maintaining the highest levels of health and safety.
