Walsingham House
Description
O’Keefe was awarded Walsingham House, having inherent knowledge of the logistical challenges, local neighbourhood and noise/dust management within EC3, having completed the adjacent substructure/superstructure on Seething Lane several years before.
The constraints of the site afforded for a delicate approach to the demolition and subsequent rebuild which incorporated a slip-form construction against the neighbouring property.
O’Keefe adopted an internal façade retention solution, utilising the existing structure to afford the centralised structure to be removed. The extensive temporary works were removed on completion of the main structure, and we had to excavate parts of the basement simultaneously to achieve the programme.
Challenges on the site included the excavation of the Tower Crane Base and accompanying temporary works which were adjacent to the façade foundations. Removal and delivery of materials before erection of the tower crane, which took considerable planning and tailoring to site conditions. The biggest challenge remained close liaison with the adjacent hoteliers with whom we minimised their disruption and maintained a good rapport.
We have since continued our excellent relationship with ISG, completing such prestigious projects as Kew Gardens, Lombard Street, and Project Mint in The 02 Arena.
