Description
O’Keefe was appointed as Principal Contractor for the delivery of the KYN, Kensington (Avon House) basement and frame project, located on Allen Street.
The works form part of the redevelopment of a former residential care home and comprise the construction of a new two-storey basement and five-level reinforced concrete frame within a constrained urban setting.
O’Keefe is responsible for the full basement and frame construction, including the excavation and installation of secant, bearing and tension piles, the construction of capping beams and a top-down access slab, and the delivery of a value-engineered propping scheme extending one level above ground floor. The scope also includes bulk excavation works totalling approximately 8,600m³, the construction of reinforced concrete basement and frame structures, the installation of under-slab drainage, and comprehensive Stage 3 waterproofing works.
The site is bounded by West Kensington United Reformed Church to the north, a Territorial Army building and residential properties to the east, and Abingdon Court flats to the south, requiring careful coordination and considerate construction practices throughout the project.
